Warwick. Village planners propose zoning amendment affecting the Warwick Car Wash and its residential neighbor
The Warwick Village planners are proposing an amendment to the village’s zoning code that would enable M&L Equity Auto, the corporate entity that runs the property known as The Warwick Car Wash, to alter an existing lot line with a neighboring residential property located at 42 Orchard St.
The zoning change would bring to code a long-standing agreement between the two properties, which enabled the car wash to use part of 42 Orchard’s land for traffic flow, stockpiling snow in the winter and maintaining easier access around the back of the building.
During the April 8 meeting, Planning Board Chairman Jesse Gallo read a draft of Planning Board Attorney Elizabeth Cassidy’s letter to the Warwick Village Board detailing the zoning change request. According to the letter, the zoning change would eliminate the existing encroachment of M&L Auto’s facilities across the rear of the 42 Orchard property and ensure that part of the Warwick Car Wash exists within the light industrial zone.
Under the current arrangement, this portion of the property is in the residential zone.
Site plan approval for the changes at M&L Auto is dependent upon the village agreeing to this zone change.
