Housing prices rose in Warwick through 2006
Warwick - The listings may not have been as plentiful in recent years but 2006 saw a healthy increase in sale prices of both single-family homes and condos in Warwick. Looking at information provided by the Greater Hudson Valley Multiple Listing Service, The Warwick Advertiser compiled statistics of selling prices for houses that closed in January 2005 and 2006, May 2005 and 2006, and September 2005 and 2006. In the Town of Warwick outside of its three villages, the average price of the homes sold in January 2006 was $448,209, up from $417,307 in January 2005. Eleven homes were closed in January 2006, as compared to 13 in January 2005. In the Village of Warwick, three homes closed in January 2006 compared to two homes the year before. In 2006, the average price was $358,463, down from the average a year before of $372,500. In 2004, five single-family properties closed for an average price of $341,900. May brings out many lookers and buyers. However, to close in May you had to buy during the winter. In 2006, there were 12 homes purchased in the Village of Warwick compared to six closings in May 2005. In May 2004, there were no closings in the village. The average price of homes sold in the village in May 2006 was $398,680, down from the average a year prior of $405,733. In the Town of Warwick, the number of single-family homes closed in May 2006 rose slightly from May 2005, 20 compared to 18. The average price in May 2006 was $415,423, up significantly from the previous May’s average of $296,133. In September 2006, seven single-family homes closed for an average of $410,420. Both the number of homes closed and the average price were down from September 2005 when 13 village homes closed and the average price was $438,817. The town saw an increase in the average price of homes sold in September 2006 but the number of homes sold was down slightly. In September 2006, 18 homes closed in the town for an average price of $436,350. One year earlier, 20 homes closed for an average price of $416,270. The condo and townhouse market is not as hot as it was a couple of years ago in quantity. In the Village of Warwick in January 2006, only one condo was sold, and that was for $230,000. A year prior two condos sold for an average price of $260,500. In May 2006, two condos were sold in the village for an average price of $254,500. May 2005 had four condo sales with an average price of $253,250. Jump to September 2006, four condos are sold in the village at an average price of $248,350. One year prior, the same number of condos sold at an average cost of $234,475. In September 2004, five condos in the village sold for an average of $249,100. In the Town of Warwick, average prices rose in May and September. No townhouses were sold in January 2006 compared to two the year prior. In May, one townhouse was sold for $280,900 compared to May 2005 when three sold for an average price of $240,333. Moving to September, four townhouses sold for an average price of $259,750 in 2006 while, in September 2005, the same number was sold for an average price of $250,975.
